Welcome, and thank you for choosing to stay with Holidays by Alloggio.
We want your booking and your stay to feel straightforward, comfortable and well supported.
Our holiday properties are located in communities across Australia and are supported by local teams together with the wider Alloggio network. Behind every stay are people working to help look after you, the property, its owner and the community around it.
These Terms & Conditions explain the important things you need to know before you arrive, while you are staying with us, when it is time to head home and if your plans change.
Most of what follows is simply about helping everyone enjoy a safe, respectful and well-managed stay.
If you need assistance before or during your stay, please contact the Holidays by Alloggio team or relevant holiday brand shown in your booking confirmation. We are here to help.
1. Your Stay at a Glance
A few things worth knowing before your stay:
Your booking confirmation contains the specific details applying to your reservation.
Holiday properties are provided for short-stay accommodation only.
The person making the booking is responsible for the guests and visitors connected with the booking.
Check-in is generally from 3.00 pm and check-out is generally by 10.00 am, unless your booking confirmation or property information says otherwise.
You may need to complete guest registration, identification, payment and security requirements before access details can be released.
Please respect the home, its neighbours and the local community. Parties, unauthorised gatherings and excessive noise are not permitted.
If something is not right during your stay, please tell us promptly so we have the opportunity to help.
Payment, amendment and cancellation conditions can vary depending on your property, brand, booking channel, season or rate type. Please check the conditions applying specifically to your booking.
This section is provided as a simple guide only. Your booking confirmation, applicable Booking, Payment & Cancellation Policy, property information, house rules and the full Terms & Conditions below contain the conditions applying to your booking.
2. Your Booking
Booking eligibility and minimum age
Unless a stricter requirement applies to a particular brand, property or region, the person making the booking must be at least 18 years of age.
Some brands or properties may require the booking guest to be 21 years of age or older or may have stricter suitability requirements for group bookings, event periods or higher-risk dates.
Where a stricter requirement applies, it will be stated in the property listing, booking terms or applicable brand-specific terms.
Holiday accommodation
Our properties are offered for genuine short-stay and holiday accommodation.
Unless we have given prior written approval, a property must not be used for:
parties, functions, receptions or events;
schoolies-style bookings;
commercial activity;
photo shoots, filming or content production;
special interest groups;
weddings or gatherings;
unlawful purposes; or
any use inconsistent with the residential nature of the property or surrounding community.
Your booking is for short-stay or holiday accommodation only. It is not a residential tenancy agreement, lease or long-term occupancy arrangement under residential tenancy legislation.
When your booking is confirmed
A booking is confirmed once:
we have accepted the booking;
the required deposit or full payment has been received or successfully processed; and
written confirmation has been issued.
We may decline or cancel a booking before check-in if:
payment has not been received in cleared funds;
booking information is incomplete or inaccurate;
the booking does not meet applicable property or brand requirements;
the booking reasonably appears to be high risk, inappropriate or inconsistent with the intended use of the property; or
there has been a pricing, technical or listing error.
If we cancel a booking before check-in for one of these reasons, our liability is limited to the amount paid to us for the booking, except where applicable law requires otherwise.
3. Your Booking Price, Payments & Fees
We want you to understand what you are paying for before you confirm your booking.
Your booking price
Rates may vary according to the property, brand, season, demand, length of stay, booking window, local events and other relevant commercial factors.
Some properties use dynamic pricing, meaning prices may rise or fall as these factors change.
Rates are subject to change before a booking is confirmed.
Once your booking has been confirmed, your accommodation rate is locked in unless you later amend the booking or another adjustment is permitted under the applicable booking terms.
Minimum-stay requirements may also vary between properties and travel periods.
What may be included in your total price
Depending on your property, region, brand and booking source, your total booking price may include:
accommodation charges;
cleaning or other property-related charges;
booking or traveller service fees;
administration or guest service fees;
merchant or payment-related charges;
digital, technology or distribution-related charges;
protection-related charges;
linen charges;
code of conduct administration charges;
incidental damage charges;
extra person charges;
optional extras;
taxes or levies; and
other disclosed service-related charges.
Depending on where the booking is made, these amounts may be charged by or on behalf of the accommodation supplier, Trova Pty Ltd, the relevant booking channel or another entity involved in facilitating or supporting the booking.
Applicable charges will be disclosed through the booking process, property listing, guest registration, guest guide, booking confirmation or applicable brand-specific terms where relevant.
Deposits and final payment
Deposit and final payment requirements may vary according to the brand, property, booking channel, season or rate type.
Unless your booking confirmation or applicable booking terms state otherwise:
a deposit may be required at the time of booking to secure the reservation; and
the remaining balance must be paid by the due date shown in your booking confirmation.
Bookings made close to the arrival date may require full payment at the time of booking.
If payment is not received by the required date, we may:
charge a saved card on file where permitted;
cancel the booking;
apply the relevant cancellation terms; and
make the property available for other bookings.
Card payments
Payment may be made by card or another payment method approved by us.
Where permitted, you authorise us to charge the card used for the booking, or another card subsequently provided by you, for amounts properly payable under these Terms, including:
accommodation charges;
approved extras and services;
security deposits or pre-authorisations;
damage, loss or breakage;
excess cleaning;
late departure or overstay charges;
call-out fees;
replacement keys or access devices;
rubbish removal; and
other amounts properly payable under these Terms.
Credit card or merchant fees may be non-refundable unless otherwise required by law.
Online card payment surcharge
Where payment is made online by credit card or debit card, we may apply a card payment surcharge to recover the direct transaction-based cost to us of accepting that payment method.
This may include costs associated with the payment acceptance chain required to securely authorise, process, settle and reconcile the payment, including:
payment gateway services;
fraud and security services;
payment facilitation services;
merchant acquiring and processing costs; and
card network charges.
The applicable cost is 2.39% per transaction.
Where all online payment methods available for a particular booking attract a card payment surcharge, any unavoidable surcharge will be included in the total price displayed to you rather than being added separately at checkout, consistent with applicable Australian pricing requirements.
Our payment methods and surcharge approach may change to reflect changes in payment provider arrangements or regulatory requirements.
Optional services and extras
Where available, additional charges may apply for optional or requested services such as:
early check-in;
late check-out;
additional linen;
cots or highchairs;
additional beds or bedding changes;
cleaning during your stay;
firewood delivery;
approved pet stays;
postage of forgotten belongings;
after-hours check-in support; and
non-emergency attendance at the property.
Where relevant, applicable fees will be disclosed through the property listing, booking process, guest registration, guest guide or applicable brand-specific terms.
4. Changing or Cancelling Your Booking
We understand that travel plans can change.
The cancellation and amendment conditions applying to your booking may vary depending on the brand, property, booking channel, season, event period and rate type.
The policy applying to your booking will be the policy shown:
when you make your booking;
in your booking confirmation;
in the applicable region or town terms; or
through the booking channel where you have booked using a third-party platform.
Unless the applicable booking terms state otherwise:
cancellation requests must be made in writing;
credit card or merchant fees may be non-refundable;
refunds are not provided for no-shows, early departure or unused nights; and
an amendment may be treated as a cancellation where it is requested too close to arrival or where the original dates cannot reasonably be resold.
Where you have booked through a third-party booking platform, that platform’s booking terms apply in addition to these Terms and prevail only to the extent of a direct inconsistency required by that booking channel.

Travel insurance
We strongly recommend travel insurance appropriate for your circumstances.
Travel insurance may help protect you against unexpected circumstances affecting your ability to travel, continue your stay or recover travel-related costs.
5. Getting Ready for Your Stay
There may be a few simple steps we need you to complete before we can provide access to your holiday property.
These requirements help us protect you, the property owner, the home and the wider community.
Guest registration, identification and verification
We may require you to complete online guest registration before arrival.
Depending on the property and booking, this may include:
identity verification;
government-issued photographic identification;
credit card verification;
age verification;
vehicle details;
guest names and contact information; and
acceptance of additional property, building or community rules.
For some properties, regions or regulatory environments, we may also be required to collect the names, ages or other details of all guests staying at the property.
If required registration is not completed correctly or by the required time, we may:
delay or refuse check-in;
cancel the booking in serious cases; or
charge an administration fee where this is permitted under the applicable brand terms.
6. Security Deposits & Pre-authorisations
Many holiday properties require a security deposit, bond, card pre-authorisation or saved card authority before arrival.
The amount and method may vary between properties and brands.
Where a bond or pre-authorisation is required:
it must be completed by the deadline we specify;
access details or keys may be withheld until the requirement has been completed; and
the amount may be used or claimed towards amounts properly payable under these Terms.
A security deposit, bond or pre-authorisation does not limit your responsibility for amounts properly payable.
If loss, damage or other applicable charges exceed the amount held or authorised, you remain responsible for the balance.
7. Checking In
Unless your property listing, booking confirmation or applicable brand terms say otherwise, standard check-in is from 3.00 pm on your arrival date.
Some regions, brands and properties may have different check-in times.
Access instructions will generally only be released after all required pre-arrival steps have been completed, including:
payment;
guest registration;
identification requirements; and
any applicable security deposit, bond or card pre-authorisation.
Depending on the property, access may be provided through:
a key safe;
keypad;
front desk;
office collection;
meet and greet; or
another access method advised to you.
If you expect to arrive outside normal business hours, please advise us in advance where required.
Additional charges may apply where after-hours attendance or special arrangements are required.
8. About Your Holiday Home
We describe our properties honestly and in good faith.
Holiday properties are, however, individually owned homes and accommodation, and they can naturally change over time.
Furniture, styling, décor, appliances, bedding configurations, views, landscaping and facilities may differ from photographs or from a previous stay because of:
replacement or maintenance;
owner updates;
normal wear and tear;
seasonal conditions; or
other matters outside our reasonable control.
If a particular feature is essential to your stay, please confirm it with us before booking.
We are not responsible for minor or non-material differences between website images and the property’s condition at the time of your stay.
Specific room numbers, apartment positions, house locations or particular areas within a complex cannot always be guaranteed.
9. Guests, Visitors & Occupancy
Your property may only be occupied by the number of guests approved in your booking confirmation.
Unless we provide prior written approval:
additional overnight guests are not permitted;
visitors may be restricted or prohibited;
day visitors may not be permitted at some properties;
tents, caravans, campervans and additional mattresses are not permitted; and
the property must not be used in a way that exceeds its approved capacity.
If we reasonably believe that the property is overcrowded or being used contrary to these Terms, we may require unauthorised people to leave immediately.
Serious breaches may result in termination of the booking without refund, subject to applicable law.
The person who makes the booking is responsible for the behaviour of all guests, visitors and invitees connected with that booking.
10. Enjoying Your Stay & Being a Good Neighbour
Our holiday properties are located within real communities, including residential neighbourhoods, apartment buildings, strata schemes, gated resorts and other shared environments.
We simply ask that you enjoy your stay while being considerate of the people and community around you.
Guests must not:
create excessive noise;
disturb neighbours or other occupants;
hold parties, events or gatherings without written approval;
behave in a threatening, abusive or offensive manner;
interfere with common property or shared facilities; or
breach building by-laws, local laws or applicable codes of conduct.
Some locations have local government, strata, building or industry requirements imposing strict behaviour and noise obligations.
Where these apply, you and everyone connected with your booking must comply with them.
Security attendance, local authority intervention, police call-outs, body corporate penalties, security contractor fees, noise monitoring charges or related costs arising from your booking may be charged to you where permitted.
Serious or repeated breaches may result in immediate termination of the stay without refund, subject to applicable law.
11. Schoolies, Parties & Unsuitable Bookings
We may refuse, cancel or terminate a booking that we reasonably consider to be:
a schoolies-style booking;
a party-risk booking; or
otherwise unsuitable for the property, building, owner or local community.
This applies whether or not the word “schoolies” was used when making the booking and whether or not a formal schoolies event is taking place.
12. Pets
Pets are only permitted at properties specifically approved as pet friendly and where the pet has been disclosed and approved in advance.
Pet fees and conditions may apply, including restrictions concerning breed, size or number of animals.
If an unauthorised pet is brought to a property, additional cleaning or damage charges may apply and the booking may be terminated in serious cases.
Guests remain responsible for any pet-related:
damage;
noise or nuisance;
fleas or other pest issues;
waste;
injury; or
additional cleaning.
13. Smoking, Vaping & Fire Safety
Unless the property listing clearly says otherwise, smoking and vaping are not permitted inside the property.
Some properties also prohibit smoking on balconies, courtyards, grounds, car parks and common areas.
Guests must comply with all fire safety requirements, including those relating to:
smoke alarms;
BBQs;
fireplaces;
heaters; and
outdoor fires.
You must not:
tamper with smoke alarms or other fire safety equipment;
leave a fireplace, heater or BBQ in an unsafe condition;
create a fire hazard; or
do anything likely to cause a false alarm.
You are responsible for reasonable cleaning, deodorising, fumigation, call-out, fire service, compliance or repair costs resulting from a breach of these requirements, where permitted by law.
14. Parking & Vehicles
Guests must park only in spaces allocated to the property or otherwise lawfully available for guest use.
Vehicles must not obstruct:
neighbours;
driveways;
common areas;
lawns or nature strips; or
emergency access points.
Some properties restrict the number of vehicles permitted.
Boat trailers, caravans, jet skis and oversized vehicles may not be permitted unless specifically approved.
Please check your property information if vehicle access or parking is important to your stay.
15. Looking After the Home
We ask that you treat the property with the same care you would expect someone to show your own home.
Cleaning, rubbish and linen
Properties are generally provided on a fully self-contained basis.
The booking price may include a standard departure clean. This does not cover additional work required because of:
unreasonable mess;
excess rubbish;
an unclean BBQ;
heavily soiled furnishings;
smoking residue;
stains; or
failure to follow reasonable departure instructions.
Additional cleaning charges may apply where the property requires cleaning beyond the standard departure clean.
Guests must follow local rubbish and recycling requirements and any property-specific bin instructions.
Some properties include linen and towels.
Other properties may require guests to bring linen or arrange linen hire separately. The applicable arrangement will be stated in the property listing, booking information or relevant brand terms.
Beach towels are generally not supplied unless specifically stated.
16. Damage, Loss & Breakages
Please tell us as soon as reasonably possible if:
you notice damage when you arrive;
something breaks during your stay;
a safety issue arises; or
something is lost, missing or not working.
Early notification gives us the best opportunity to address the issue.
You are responsible for damage, loss, breakage, theft or excess cleaning caused by you, your guests, visitors or invitees, excluding fair wear and tear.
This may include damage to:
the property;
furniture and furnishings;
appliances and equipment;
keys, remotes, fobs and access devices;
common property; and
neighbouring property where the damage arises from your conduct.
Where relevant, we may charge the reasonable costs associated with repair, replacement, specialist cleaning, labour, administration, call-outs and associated third-party costs.
17. Keys, Remotes & Property Security
Please keep all keys, remotes, fobs and other access devices secure during your stay.
They must not be:
copied;
retained after departure; or
provided to unauthorised persons.
Lost keys, remotes or fobs may result in reasonable charges for:
replacement;
after-hours lock-out assistance;
replacement key barrels;
re-keying secure complexes; or
security attendance.
18. Pools, Spas & Other Amenities
Holiday properties may contain amenities such as:
pools;
spas;
stairs;
balconies;
fireplaces;
kayaks;
surfboards;
bicycles;
lifts;
jetties;
bunk beds;
BBQs; and
similar facilities.
These amenities may present inherent risks.
You and your guests use them at your own risk, subject always to rights that cannot lawfully be excluded.
Children must be properly supervised at all times.
You are responsible for considering whether the property and its facilities are suitable for your group, including children, older guests and guests with mobility, medical or accessibility requirements.
19. Health, Safety & Accessibility
You must take reasonable care for your own safety and the safety of others during your stay.
Before arrival, please tell us about any material medical, accessibility or safety requirement that could affect the stay or require special arrangements, to the extent reasonably necessary for us to consider:
whether the property is suitable; and
whether appropriate arrangements can be made.
Not every holiday property will be suitable for every guest.
If accessibility or a particular property feature is important to your stay, please discuss this with us before confirming the booking.
20. If Something Isn’t Right
If there is an issue during your stay, please contact us as soon as reasonably possible.
Giving us the opportunity to investigate and assist while you are still at the property is generally the quickest and most effective way for us to help.
We may arrange for cleaners, maintenance contractors, tradespeople, owners, caretakers or other authorised representatives to attend where reasonably necessary to:
investigate an issue;
undertake urgent repairs;
perform maintenance;
comply with legal obligations; or
protect the property or incoming guests.
Where permitted by law, authorised persons may enter the property at reasonable times for these purposes and immediately where an emergency requires it.
Non-emergency call-outs caused by guest error, failure to follow instructions or where no fault is found may be charged to you where the applicable brand terms permit.
If you are dissatisfied on arrival
If you are dissatisfied with the accommodation when you arrive, please contact us promptly so that we have a reasonable opportunity to investigate and respond.
Dissatisfaction with accommodation does not automatically create an entitlement to a refund.
Refunds will only be considered in limited circumstances, including certain health and safety matters, and may require supporting written evidence.
Refund requests must be submitted in writing and are considered individually.
Please allow up to 6 to 8 weeks for review.
A request for a refund does not guarantee that a refund will be provided. Your rights under applicable consumer law remain unaffected.
21. If Circumstances Affect Your Property or Stay
Holiday properties are privately owned and operate within real communities.
Occasionally, circumstances may arise that neither you nor we could reasonably have anticipated or controlled.
Property changes or unavailability
A property may become unavailable because of circumstances including:
sale of the property;
withdrawal by the owner;
an owner requirement;
maintenance;
safety concerns;
utility failure;
weather;
emergency;
legal requirements; or
other circumstances beyond our reasonable control.
Where reasonably possible and appropriate, we may:
offer comparable alternative accommodation;
move the booking to another property of a similar standard; or
cancel the affected booking and refund amounts paid to us for unavailable nights.
Except where required by law, we are not responsible for additional costs associated with matters outside our reasonable control, including travel, transport, event tickets, alternative accommodation costs, loss of enjoyment or consequential losses.
Events outside our reasonable control
We are not liable for failure to perform, delay, interruption, cancellation or impacts on the property arising from events outside our reasonable control, including:
severe weather;
floods, fires or storms;
utility outages;
road closures;
government or authority action;
public health events;
industrial action;
nearby building works;
owner instructions required by law; or
other unforeseen events.
This may also include an external event affecting your ability to travel or continue your stay.
Nothing in this provision limits rights that cannot lawfully be excluded.
Building works, neighbours and local conditions
Holiday properties are located in active communities.
From time to time there may be:
construction or renovation;
road works;
landscaping;
neighbour activity;
council works;
pest treatment;
lift outages;
internet interruptions; or
similar circumstances.
These matters are often outside our reasonable control and do not automatically entitle a guest to compensation, refund or relocation unless the issue materially prevents occupation or applicable law requires otherwise.
We take reasonable care to ensure property information, availability and pricing are accurate, but errors or omissions may occasionally occur.
22. When It’s Time to Head Home
Unless your property listing, booking confirmation or applicable brand terms say otherwise, check-out is by 10.00 am on your departure date.
Some properties and brands may have different departure times.
Before leaving, please:
vacate the property on time;
return keys, fobs, remotes and access devices as instructed;
leave the property reasonably clean and tidy;
wash and put away dishes unless advised otherwise;
place rubbish in the appropriate bins or disposal area;
switch off lights, appliances and air conditioning where reasonable;
secure windows and doors; and
follow any additional departure instructions in your guest guide or booking correspondence.
Late departure may result in reasonable additional charges, including:
waiting-time costs for cleaners or staff;
a late check-out fee;
an additional night’s charge; or
an amount charged against an applicable bond or card authority.

23. Important Legal Information
The following sections contain the more formal information governing your booking.
Who we are
These Master Terms & Conditions apply to bookings made through Holidays by Alloggio, including bookings contracted through Trova Pty Ltd, for holiday accommodation within our Australian Holidays division.
This includes bookings made through the Trova website and Australian holiday accommodation brands operated or managed within the Alloggio group.
In these Terms, references to Trova, Alloggio Holidays, we, us and our mean Trova Pty Ltd and, where relevant, the Australian trading name, associated entity or holiday brand through which the booking is offered or managed.
We act as manager or agent for the owner, operator or person legally entitled to grant occupation of the property.
Your agreement with us
By:
making a booking;
paying an amount towards a booking;
staying at the property; or
allowing other people to stay under your booking,
you confirm that:
you have read and accepted these Terms;
you are authorised to accept them for the guests included in your booking;
information you provide is true, accurate and complete; and
you will ensure your guests and visitors comply with these Terms.
The person making the booking is responsible for the conduct of the guests, visitors and invitees connected with that booking.
24. How These Terms Work With Other Booking Documents
These Master Terms & Conditions form the general framework applying to guests staying in Holidays by Alloggio properties within Australia.
They should be read together with:
the Alloggio Group Charters and Policies;
your booking confirmation;
the property listing;
any house rules, building by-laws or guest guides provided for your property; and
applicable brand-specific or region-specific terms.
Some brands, regions, buildings and individual properties have additional operating requirements.
If there is an inconsistency, the following order of priority applies unless applicable law requires otherwise:
any applicable law that cannot be excluded;
the Alloggio Group Charters and Policies for matters they expressly govern, including privacy, data handling, marketing, technology use and security;
your booking confirmation;
specific property rules or building by-laws;
applicable brand-specific or region-specific terms; and
these Master Terms & Conditions.
25. Third-Party Booking Channels
Where you make a booking through a third-party booking channel, that channel’s applicable terms also apply.
Those terms prevail over these Terms only to the extent of a direct inconsistency where that result is required by the booking channel arrangement or applicable law.
26. Compliance With Laws, Building Rules & Codes
You and everyone connected with your booking must comply with applicable:
laws;
local regulations;
body corporate and strata by-laws;
community rules;
building requirements; and
industry codes applying to the property or your stay.
This may include short-term rental codes of conduct, local council guest behaviour rules, strata obligations and state-based regulatory requirements.
Serious conduct breaches
Where permitted by law, if you or another occupant seriously breaches these Terms or an applicable code, we may disclose relevant information concerning the breach to persons who reasonably need that information, including:
the property owner;
building manager;
body corporate;
security provider;
booking or platform provider;
legal advisers;
insurers;
regulators;
applicable bad guest registers; or
other relevant persons.
27. Privacy, Personal Information & Data Security
Bookings, guest interactions and services provided within the Alloggio group are also subject to the broader Alloggio Group Charters and Policies.
These group policies provide the overarching framework applying across relevant Alloggio brands and entities, including matters relating to:
privacy and personal information;
data security and cyber protection;
how guest, owner and user information is collected, stored, used and disclosed;
direct marketing, service communications and customer engagement;
website, platform and technology use;
legal, risk and compliance requirements; and
other group-wide policies and charters published by the Alloggio group from time to time.
Where a group policy deals specifically with privacy, data handling, marketing consent, cookies, security controls or related matters, that policy applies across applicable Alloggio brands and entities unless a stricter legal requirement applies.
We collect, use, store and disclose personal information in accordance with applicable privacy laws, our privacy policy, data security settings and the Alloggio Group Charters and Policies.
Depending on your interaction with us, information may be used to:
manage and administer your booking;
verify identity and payment details;
provide guest support and operational communications;
improve our services, websites, systems and guest experience;
conduct internal reporting, fraud prevention, risk management and compliance activity;
provide service updates and booking-related communications; and
where permitted by law, provide marketing, promotional information or relevant offers from Alloggio group entities, brands or related services unless you have opted out or told us in writing that you do not wish to receive them.
Where reasonably required for booking administration, compliance, fraud prevention, marketing administration, technology operations or guest servicing, relevant information may be shared with:
service providers;
payment processors;
identity verification providers;
technology partners;
property owners;
building managers;
related Alloggio group entities;
contractors; or
relevant authorities.
Alloggio takes privacy, confidentiality and data security seriously and uses reasonable administrative, technical and organisational safeguards designed to protect personal information from misuse, interference, loss, unauthorised access, modification and disclosure.
By making a booking or using our services, you acknowledge that information relating to you will be handled in accordance with this section and the applicable Alloggio Group Charters and Policies.
28. Liability
To the maximum extent permitted by law:
we do not accept liability for loss, damage, injury, delay, inconvenience or expense arising from your use of the property or inability to use the property, except to the extent directly caused by our negligence or breach of law;
we are not liable for acts or omissions of property owners, neighbours, contractors, utilities, telecommunications providers, third-party booking platforms or other third parties;
we are not liable for loss of enjoyment, indirect or consequential loss, loss of opportunity or travel-related costs; and
you are responsible for arranging appropriate travel insurance and protection for your personal belongings.
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, statutory right or remedy that cannot lawfully be excluded under the Australian Consumer Law or any other applicable legislation.
29. Indemnity
You indemnify us, the property owner and our related bodies corporate, officers, employees, contractors and agents against claims, liabilities, losses, fines, penalties, damages, costs and expenses arising from:
your breach of these Terms;
an act or omission by you, your guests, visitors or invitees;
property damage, nuisance or injury caused during your stay; or
unlawful, negligent or reckless conduct by you or persons connected with your booking,
except to the extent that the relevant loss is caused by our negligence, wilful misconduct or breach of law.
30. Updates, Changes & Severability
If any part of these Terms is found to be invalid or unenforceable, the remaining provisions continue to apply.
We may update these Master Terms & Conditions from time to time.
The terms applying to your booking are generally those made available to you at the time your booking is confirmed.
A later change may apply where:
required by law;
reasonably necessary to address security or fraud;
reasonably necessary for payment processing;
reasonably necessary for platform integrity;
reasonably necessary to address operational risk; or
expressly agreed with you.

Trova Pty Ltd is the contracting party with the guest for the purposes of the booking and these Terms & Conditions.

Alloggio Management Pty Ltd is the entity through which holiday home owners appoint management services under their management agreements, including in relation to owner rent, owner-side fees, charges and other amounts authorised under those agreements and any terms incorporated into them.

Alloggio Management manages short term accommodation bookings at properties as agent on behalf of the owners or other persons in legal control of those properties (“the Property or Properties”)
These terms and conditions (the “Terms and Conditions”) together with our Privacy Policy govern the relationship between Alloggio Management and any individual who uses this website or utilises our accommodation services (other than the owners of the Properties), including but not limited to an individual who makes a booking at one of our Properties and each person named or travelling on that booking (each a “Guest” or “you”).
Guests are granted a licence to occupy the Property for the booking dates. Guests are not granted a residential tenancy agreement under any residential tenancy legislation.
How these Terms work
These Terms and Conditions are a legally binding agreement between Alloggio Management Pty Ltd and the Guest. When you make a booking, you accept these Terms for yourself and for everyone included in your booking.
Your booking is also subject to the wider Alloggio Group Charters and Policies available here: [click here]. These apply across Alloggio Group Pty Ltd and all related brands, trading names, business units, properties and operations.
Some brands, properties or booking channels may have extra rules or conditions. Those extra terms are secondary only. If there is any inconsistency, the order of precedence is:
applicable law;
the Alloggio Group Charters and Policies;
these Terms and Conditions; and
any brand, property or channel-specific terms.
Any personal information you provide to us, or that we collect in connection with your booking, enquiry, stay or use of our services, will be collected, held, used and disclosed in line with the Privacy Policy, Terms of Service and related policies contained in the Alloggio Group Charters and Policies, and otherwise as permitted by law. Where we use personal information for direct marketing or other non-essential secondary purposes, you may opt out using the process set out in those documents. This aligns more closely with the Australian and New Zealand privacy framework than a blanket “unless you object in writing” formulation.
DISCLOSURE
Alloggio Management specifically draws the Guest’s attention to the following:
Alloggio Management Liability
Pursuant to clauses 20 and 30 below of these Terms and Conditions, to the extent permitted by law, Alloggio Management and the owners of the Properties are not liable for any losses or damages caused by or in connection with:
(a) your use of the Property, other than any losses or damages directly caused by Alloggio Management or the owner of the Property and only where such loss was not beyond their control; and
(b) your use of this website or any website linked to or from this website.
Guest Indemnity
Pursuant to clause 21 & 23 you agree to indemnify and hold harmless Alloggio Management and the owners of the Properties against any claims, losses, damages, fines, penalties or other costs or expenses of any kind brought by third parties arising out of or in connection with your use of a Property (except to the extent directly caused or contributed to by Alloggio Management or the owners of the Property) or any breach of these Terms and Conditions.
Referral / Incentive arrangements
Alloggio Management discloses to the guest and property owner(s) that it may receive, in connection with the guest’s booking at a Property, incentives, commission payments, referral fees, engineering & digital infrastructure fees, or other financial benefits from time to time from the owners of the property or from suppliers, referral partners, contractors or other third parties in connection with the Property.
Privacy and Data
In the event that a Guest has breached these Terms and Conditions, clause 6 of these Terms and Conditions permits Alloggio Management to supply data about that Guest to a third party in a form that may enable the third party to identify the Guest.
State Legislation and Local Laws incl Code of Conduct
By making a booking at one of the Properties, you agree to fully comply with your obligations under State Legislation and Local Law including any relevant Code of Conduct and to do all things reasonably necessary to assist Alloggio Management and/or the owners of the Properties to comply with their obligations under the Code.
VICTORIA
Victoria (VIC) Government 7.5% levy on Short-Term Rental Accommodation
The Victorian Government introduced a 7.5% levy on Short-Term Rental Accommodation on bookings made on and after January 1st, 2025. The VIC government will apply to a short stay in accommodation such as an entire house and apartment, a private room in a house (where the house is not a person’s PPR), a granny flat or other separate residence (even if located on the same land as a person’s PPR) and a tiny home parked on land. It will not apply to a stay in a hotel, motel or similar. Details of levy can be found at the VIC State Revenue Office “Click Here”. You will see an increase in fees and charges has occurred with respect to the additional Short Stay Levy that is now applicable in the state of Victoria from previous years prior to 1st January 2025.

Short Stay Rental Accommodation Local Law 2018
The Code of Conduct creates a standard of management that must be adhered to under the Local Law. For further information and a copy of the Code of Conduct click on this link.
1. General
Rates for Properties are per room or per dwelling, per night – for the standard number of people per room or per Property. Visitors of the Guests are not permitted in the Properties or rooms or common areas between the hours of 9pm and 8am. Charges will apply for any damage or repair and/or replacement of all or excessive cleaning. Alloggio Management reserves the right to relocate any booking to a dwelling of same standard. All bookings are subject to availability. You must be at least 18 years of age to book hotels or Properties on our website. Alloggio Management does not accept liability for any errors or omissions on our website. We make every effort to ensure all information is accurate, Guests agree that all information given by them for the booking is true and correct. Credit card details must be the same as the Guest booking the accommodation. Any alterations and/or extensions to bookings are subject to availability and may attract a fee of $90.00.
All our Properties are fully non-smoking properties, this includes the hotel rooms, houses, apartments, car parks, gardens, all balconies and all common areas. False activation of the fire alarm will incur a fee from the Fire Services as a call out charge – the usual fee is approximately $2,890.00 and 3rd party administration fee all of which must be paid by the Guest.
We accept normal wear and tear on the accommodation, if however, there are damages due to, but not limited to, (or excess cleaning required), cigarette burns and marks, damage and stains to soft furnishings, broken crockery and glass or damage by Guests etc. we reserve the right to deduct the costs of these from the credit card account holder of the Guest should this be necessary.
Renovations/ Building Works
Land and buildings, throughout the area are continuously being renovated or subject to building works. This is beyond ourcontrol and neither the agent nor the owner can be held accountable for what another owner does in his property.
No responsibility will be taken for disturbances or inconvenience caused by these works.

Visitors and Guest Behaviour
The Property is located within a residential community where residents and landlords have a low tolerance for noise and disturbance. Guests must respect the peaceful nature of the location at all times. Excessive noise or disturbance is strictly prohibited, including (without limitation) loud conversation or gathering on balconies late at night.
Any breach of this clause may result in immediate cancellation of the booking and/or immediate eviction without refund of accommodation charges. The Guest remains liable for all additional costs arising from the breach, including (without limitation) charges for damage, extra cleaning, security attendance, call-out fees, fines, compensation, or other amounts payable to the Owner, manager, body corporate, neighbours, or any other third party.
2. Payment Information and Guest Service Fee inclusions
For all bookings, 50% of the tariff plus administration fee, is required as a deposit to confirm the booking and is payable at the time of the booking. Balance of all outstanding monies is due thirty (30) days prior to your arrival, with the exception of Peak Season Bookings (1st November to January 31st), where the balance is due on or before 1st November.
For direct bookings with Alloggio Management the credit card used to pay your deposit will be saved (via SecurePay, CBA or similar licenced e-merchant provider) and used to process any balance payment owing on the date that this balance is due. You will receive a reminder email seven days prior to your card being charged. This saved card is also used as security during your stay (there is no money held or taken from the card and we would contact you if there were any damage or excess cleaning charges resulting from your stay).
There is a transaction fee on all transactions, incur a fee of 2.39% of the total transaction value and is non-refundable. this transaction covers all fees incurred from once the reservation is made that relate to disbursement of the funds to the many different parties that have a role to play fulfillment of the reservation(s).The following are examples of the many elements of the transactional journey include but not limited to: Gateway processing fees, e-merchant fees, administration coordination fees, reconciliation administration fees etc.
All bookings are inclusive of guest service fees that may include: booking fee, code of conduct administration fee, distribution and pricing optimisation fees, initial starter packs, linen and vendor administration fees, alloggio assisted and 3rd party technology fees, online travel agent commissions, distribution and channel manager fees, incidental damage fee etc. these fees can change without notice. Each fee can be a set fee incorporated within the reservations or can be a percentage calculation of the reservation or a blending of these two dissimilar options.
All bookings can attract further charges for outside of the normal terms and conditions as outlined on this website. These extras charges are for further services such as: firewood and the delivery of; organising, managing, pre-inspection, team travel times prior and during your arrival; extra linen, extra beds & bed makes; conducting any of these services on weekends and or public holidays.
Extra Person Fee: advertised tariffs cover a standard amount of occupants. Without exceeding the maximum occupant limits an extra pax fee of $50.00 per person applies
As part of your booking, you accept the responsibility of:
a) ensuring the dwelling keys are secure and returned to relevant Alloggio Management office. In the case that you loose the Property keys you are liable for their replacement and the replacement of the Property locks.
b) Further charges for excess cleaning, garbage removal, damage within the Property and its lands. The charges relating to points a) and b) will be taken from the credit card that secured your booking or by a credit card that you may provide.
3. Check in Times and Key Collection
Check in is from 3pm in all regions of Australia except Gold Coast QLD where check is 2pm QLD time on the day of your arrival and checkout is at 10am on the date of your departure.
Guest registration, ID and verification
You will be required to fill out an online guest registration before arrival. This may include:
identity verification;
government-issued photo identification;
credit card verification;
age verification;
vehicle details;
guest names and contact information; and
acceptance of additional property or building rules.
If required registration is not completed correctly or on time, we may:
delay or refuse check-in;
cancel the booking in serious cases; or
charge an administration fee where permitted by the applicable brand terms.
For some properties, regions or regulatory environments, we may be required to collect the full names, ages or details of all guests.
Please also ensure that your keys are returned to the same location by 10am on the day of your departure. If you are arriving outside of office hours, YOU MUST LET US KNOW, alternate arrangements can be advised which may incur an additional key collection fee.
Late departures will incur a $75.00 fee.
4. Cancellations -regions except brand A Perfect Stay, Boutique Stays, Sunshine Coast, Weekenda
If you cancel your accommodation the following location specific policies apply -:
(a) Bookings made direct that are within 30 days prior to day of arrival date are non-refundable.
(b) Bookings cancelled at least 30 days prior to the Guest’s arrival date is refundable less a cancellation fee of $200.00 and the e-merchant charge.
(c) Booking cancelled less than 30 days from the Guest’s arrival date are non-refundable.
(d) Bookings for and within the Peak Holiday Period between 1st November to January 31st are non refundable.
General cancellation conditions for all locations;
If you shorten your stay, the unused portion of your rental is not refundable.
(a) Any bookings made via an online travel agency, for example but not limited to, Stayz, Booking.com, Airbnb or any other booking provider will be subject to that other provider’s terms and conditions in addition to these Terms and Conditions as applicable. If you cancel any booking made through Stayz, Booking.com, Airbnb or any other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
(b) Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
(c) Please be aware, from time to time, bookings made via an online travel agency, may appear to be confirmed by the online travel agency however are not confirmed with alloggio management due to the online travel agencies inconsistent syncionisation with a channel manager, in this case you – the guest will have to communicate directly with the online travel agency to seek further accommodation. Alloggio Management will endeavour to aid however alloggio management cannot step in between you-the guest and the online travel agent. You will need to find alternative accommodation.
5. Bad Books Register and Schoolies or “Party” Bookings
Alloggio Management participates in bad books registers. (in addition to the Register established under Legislation and Local Law). By accepting this booking you hereby agree that if you or any occupant covered by this booking, including any Guests, breach these Terms and Conditions, your Name, Phone Number and Email address along with details of the breach/breaches may be registered and disclosed with any bad guests registers and/or disclosed to the owner of the Property and/or any other agents or persons participating in any bad books register .
Alloggio Management reserves the right to refuse or cancel a booking where a Guest may be registered on a bad book register.
Any Guest found to be hosting a party or over-crowding the Property will be immediately evicted without refund.
Any booking found to be a “schoolies” booking may be immediately cancelled and evicted without a refund, whether any other terms and conditions are breached or not.
Functions
The properties we manage are for residential accommodation only. Functions of any sort are not permitted and penalties apply. Any type of function, party, wedding or get-together will incur a fee of $5,000
6. Linen
Bed linen and bath towelling are provided in all Properties (unless specifically excluded in the Property listing). Toiletries are not provided so please bring your
own. Blankets and/or doonas and pillows are supplied in all Properties. Tea, coffee, sugar, washing powders, soap, shampoo, toilet paper, tea towels and other items are generally supplied in Properties.
7. Use of the Property & Eviction
The Property is a residential dwelling within the local community. The Property is to be used strictly as a holiday dwelling by the Guests and the number of occupants must not exceed the maximum set by Alloggio Management. Where the Property is a strata or community title property all occupants must abide by the building rules and by-laws. The Property is not to be used for any other purpose or by any greater number of occupants. The use of the Property for a function, party or other like gathering is strictly prohibited. If you use the Property for a function, party or other like gathering:
(a) Your stay at the Property will be terminated;
(b) All Guests and other occupants of the Property will be removed from it by our Security Contractors and/or local Police (if required);
(c) All monies paid will be forfeited. In addition, the Guest agrees to pay for the cost of the Security Contractors, Police noise abatement orders and noise pollution fines imposed by Council.
8. Number of occupants and vehicles
Each holiday Property is equipped for a specific number of Guests. No additional mattresses, tents or caravans, or more cars than the Property accommodates are allowed. If a Property is reported to be overcrowded the tenants will be asked to vacate with no refund made. If required, we can arrange cots for young children at an additional charge.
Parking of vehicles should only be parked in spaces provided with the Property. Any additional vehicles MUST NOT be parked in any other space or parked on nature strips outside of the Property.
9. All Properties Privately Owned
The agreement to rent a Property is between the owner of the Property and the Guest. Alloggio Management is a licensed real estate agency acting as the owner’s agent. All Properties under Alloggio Management are privately owned and are rented on a fully self- contained, un-serviced basis. In most cases the owner of the Property also uses the Property. As a licensed letting and managing Agent for the Property, Alloggio Management are required by law to seek and act on the instructions of the owner of the Property, even if Alloggio Management may disagree with those instructions (provided those instructions are lawful).
Subject to Change
We accept bookings in good faith as agents and these bookings may be subject to change.
We cannot be held responsible for circumstances beyond our control. That is, if the property is sold or withdrawn from the rental market; the property is altered in any way; or the owner wants the property for their own use; or anyother bona fide reason.
10. Property Description
Alloggio Management describes the premises, position and furnishings to the best of their ability and in good faith. Images of the Property in any brochure or on any website are to be taken as a general indication of the appearance of the Property, for example it is possible that furniture has been replaced or moved. No responsibility or refunds for minor or non- material differences will be accepted. In the event of minor faults and/or malfunctions of appliances or inclusions, there is no obligation from the owner or Alloggio Management Pty Ltd to compensate or discount.
11. Property Tariffs
Please note that every effort has been made to ensure the accuracy of advertised property tariffs; however, Alloggio Management reserves the right to correct errors and adjust prices at any time without prior notice. You will be advised of any such adjustments as soon as practicable. Certain pricing rules may also apply from time to time, including requirements for minimum night stays, specified arrival or departure days, or restrictions tied to particular seasonal or promotional rates.
Minor discrepancies may also occur between the rate quoted online and the final amount charged or shown on a tax invoice due to rounding, in line with standard financial and tax calculation practices. These variations are compliant with applicable legislation, including the A New Tax System (Goods and Services Tax) Act 1999 (Cth) in Australia and the Goods and Services Tax Act 1985 (NZ) in New Zealand. Alloggio Management accepts no liability for such rounding differences.
12. Internet Connection, TV Reception, Foxtel or any other streaming service
The operation of any internet connection during your stay is not guaranteed and may be disrupted or unavailable. The Guest will not hold Alloggio Management or the owner liable for the availability or disruption in any internet connection. TV, Foxtel and any other streaming service reception in the area can be unreliable in times of high wind or storm. Depending on the location of the Property there may be low signal strength. The Guest will not hold Alloggio Management or the Property owner liable for any disruption internet, TV or Foxtel or any other streaming service reception.
If Foxtel is provided at the Property, the extent of available channels will vary from Property to Property depending on the account the owner of the Property has set up with Foxtel. The Guest will not hold Alloggio Management or the owner liable for any channels that are unavailable.
13. Gym Equipment, Pools and Spas
Use of gymnasium equipment in the Property (if any) by the Guest or any occupant occurs solely at the risk of the person using that equipment. Children must be prevented from using any gym equipment. Use of the swimming pool and/or spa (if any) by the Guest occurs or any occupant must ensure the supervision of children and others.
14. Inspections & Repairs
If Alloggio Management believes that these Terms and Conditions may have been or are being breached, Alloggio Management and/or our Security Contractors may inspect the Property at any time during your stay without notice. Alloggio Management may also affect entry to carry out emergency repairs without notice. At all other times during your stay Alloggio Management will provide 24 hours’ notice of any inspection that may be required for maintenance or other management reasons.
15. Pets
Pets are welcomed in specific Properties only. Owners that do not want pets in their Property, or where strata and community title by-laws ban pets, may require the termination of your stay without compensation if you arrive with a Pet and do not remove it from the Property. Any additional cleaning costs will be charged or deducted from the authorised card held on file.
16. Cleaning and Garbage
Garbage bins are provided with all Properties. Please ensure that all garbage is removed from your Property and placed in bins provided. Please read the sign in your Property for garbage collection day. You are required to place the bin on the kerbside for collection with the handle facing the Property. Any excess garbage can be taken to the local Transfer Centre or such other waste facility notified by us to the Guest. If you leave excess garbage in the Property or on its land you will be required to pay additional cleaning and garbage fees. These fees will be taken from your credit card you provided when booking the Property.
17. Security and Break Ins
All Guests are responsible for keeping the Property secure during their stay and will be responsible for any theft or damage to the Property due to neglect in this area. It is important to ensure all windows and doors are closed and locked prior to departing the Property.
18. Optional Linen Hire and Bed makes
For some of our Properties the guests are required to bring their own sheets and towels and making of the beds. Alloggio Management do offer a linen hire and bedmaking service for these Properties. This service is charged per bed. Guests can choose to have all beds made or just the few they wish to use. Beds will be made with hotel quality linen prior to arrival and the linen service includes; sheets and pillowcases, bath towels, hand towels and bathmats. The linen service does not include beach towels. Linen service is not available last minute so you must book and pay two (2) pay prior to arrival day, failure to comply will result in linen not been available.
Prices for linen, towels, bed makes, and transportation vary for each location. A price list is available on request (inclusive of supply & delivery.
19. Discounts
In the event of minor faults and/or malfunctions of appliances or inclusions, there is no obligation from the owner of the Property or Alloggio Management to compensate or discount.
20. Moving Your Booking to Another Property
At times situations arise beyond our or your control which may require relocating you to another Property (eg: storm damage, essential services failures etc). Alloggio Management reserves the right to move guests to alternate accommodation (subject to availability) at our discretion or the direct instruction of the owner of the Property. If this is the case, we will notify you as soon as possible and make every reasonable effort to provide similar accommodation. We cannot guarantee accommodation and, should an alternative not be found, you will be refunded in full less bank merchant fee of 2.39%, and you agree to accept this as final resolution.
21. Indemnity
To the extent permitted by law, Alloggio Management and the owners of the Properties are not liable for any injury, debt, damage, loss, delay, expense or inconvenience arising out of or in connection with a booking at the Property or your use of this website caused directly or indirectly by events beyond Alloggio Management’s or the owner of the Property’s control. No responsibility is taken for Guests personal property left on or near the Property. It is strongly recommended that Guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.
You agree to indemnify and hold harmless Alloggio Management and the owners of the Properties against any claims, losses, damages, fines, penalties, legal costs or other costs or expenses of any kind, brought by third parties arising out of or in connection with your use of the Property (except to the extent directly caused or contributed to by Alloggio Management or the owners of the Property) or any breach of these Terms and Conditions.
22. Damage and Breakages
All Guests are responsible for any loss or damage arising from accidental breakages or other damage to the Property or common areas during their stay, including any additional cleaning, removal of excess garbage, repairs or replacement of items in the Property. Please respect the Property and any items within the property and do not move furniture around. A fee may be charged should this occur. If your Property is a unit please do not move items from Property to Property, any inventory items that cannot be immediately identified will be charged as a replacement to you.
23. Liability
To the extent permitted by law, Alloggio Management is not liable for any losses or damages caused by this website or any website linked to or from this website. We reserve the right to refuse any order without giving a reason. Upon cancellation of an order, we will make all reasonable attempts to contact you using the details provided. Subject to these Terms and Conditions, following cancellation of an order all received monies will be refunded using the method received.
24. Wildlife
The Properties are cleaned regularly, however, wildlife is common in regional and coastal areas. Alloggio Management. and/or the owners of the Properties do not accept liability nor will any compensation be offered for unfortunate visits of any wildlife including, but not limited to, rodents, insects, cockroaches, kangaroos, magpies, snakes, etc.
25. Lost Keys
If keys containing the Property address are lost the Guest will be responsible for the changing of the locks and the cutting of 6 new sets of keys. Likewise, the replacement cost of any lost remotes, tags or fobs will be charged to the Guest. The keys are your responsibility so please take care of them.
26. Lock Outs
Should a Guest lock themselves out of their Property during office hours, they may contact Alloggio Management who will make every reasonable endeavour to provide spare keys at no cost. Should a guest lock themselves out of the Property outside business hours, a locksmith service or after hours security will be engaged to affect entry. The Guest will be liable for any and all costs involved in gaining entry to Property.
27. Lost Property
If requested, we will endeavour to recover and return items of value inadvertently left at the Property but take absolutely no responsibility for their recovery or return. Postage, packaging and the cost of sending out a staff member to search for the item will need to be paid in advance; a minimum cost of $20.00 applies. Items found and delivered to us by the Property cleaners will be held for claiming for a maximum of 2 weeks and if not claimed will be disposed of.
28. Property Refurbishment
In the case of refurbishment or Owner’s instructions, tariff rates may be subject to increase without notice. Should this occur you will be notified and given the opportunity to pay the difference in tariff or receive a full refund of your deposit. We will also offer you alternate accommodation if possible. We cannot guarantee accommodation and, should an alternative not be found, you will be refunded in full, and you agree to accept this as final resolution.
29. Unnecessary Call Outs
Should a tradesperson be sent out upon your request to carry out a repair that was unnecessary, the cost of the callout will be charged to you. Common examples include not correctly operating televisions, ovens and washing machines.
30. Sale of the Property
When a booking is made, the deposit is accepted on behalf of the Owner of the Property at that time. If the Property is sold and the ownership changes before the commencement of your booking, we cannot guarantee that the Property will remain available. Some owners will keep the Property as a holiday rental, in which case your booking may not be affected. However, if the owner decides to move into the Property or not rent the Property it will no longer be available. If the Property is sold, we will notify you as soon as practicable. We will do our best to organise alternative accommodation. If you choose to cancel altogether there are no cancellation fees and any payments, you have made will be returned in full less merchant fee of 2.39%.
31. Governing Law & GST
The State and Territory Legislation where the Property is located governs your use and occupation of the Property during this reservation. All amounts indicated in this section include GST. Alloggio Management acts as the agent for the Owner, and as such no GST is charged in relation to the supply of accommodation. Accommodation services are provided for and on behalf of the owner of the Property as residential accommodation with Alloggio Management acting as Letting Agent. The supply is input taxed in accordance with the Australian Tax Office’s GST ruling 2000/20 sections 51 to 61.
32. Dynamic Pricing Policy
GCLR has a dynamic pricing policy, also referred to as surge pricing, demand pricing, or time-based pricing. GCLR algorithms set pricing for our accommodation based on market demand. And will automatically increase or decrease at different times based on this algorithm. The best available rate is offered at the time of booking and cannot be changed.
33. Third Party Websites
If you have booked through a third-party website the terms and conditions prescribed on that booking channel will override the conditions set out above.
It is your responsibility to be conversant with any third-party terms and conditions not Alloggio Management.
34. Changes to Terms
These Terms and Conditions, Booking, Payment and Cancellation Policies may be amended at any time and may apply to existing bookings, future bookings, and any changes made to a booking.
35. Price Summary
Your total booking price may include accommodation charges, cleaning or property-related charges, booking or traveller service fees, merchant or payment-related charges, digital or distribution-related charges, protection-related charges, and applicable taxes or levies. Depending on the booking source, these amounts may be charged by or on behalf of the accommodation supplier, Trova Pty Ltd, or the relevant booking channel. Full terms and conditions apply.
NOTE
Alloggio reserves the right to alter, cancel or change any of these Terms and Conditions as a result of changes in the holiday market, changes in Legislation, the requirements of Property owners, or a Body Corporate at any time without notice.
● These Terms and Conditions have precedence over any other communication, written or otherwise
● The applicable laws governing this agreement shall be the laws of the State of New South Wales and Australia and, in relation to any dispute, the parties agree to submit to the exclusive jurisdiction of any competent court in the State of New South of Wales.
● To the extent permitted by law the Guest releases and forever discharges the Agent and the Owner, including their heirs, assigns, beneficiaries, employees, contractors and agents from any and all claims, demands, liabilities obligations, causes of action, loss, damage or injury whatsoever whether to property or person arising out of or in connection with this agreement and the Guest’s use and occupancy of the Premises.
● The Guest also assumes all liability for and will hold the Agent and the Owner harmless from andagainst any and all claims, demands, liabilities, obligations, causes of action, loss, damage or injury whatsoever whether to property or person claimed by any licensee, invitee, employee, contractor or agent of the Guest upon the Premises during the Guests’ occupancy.
34. Environmental and Natural Conditions Disclaimer:
Alloggio and its holiday owners shall not be held responsible for any environmental or natural conditions, including but not limited to the presence of animals, storms, cyclones, wind, rain, humidity, moisture, sand, or waterlogged decks. Guests acknowledge that these conditions may occur during their stay, and Alloggio and its holiday owners shall not be liable for any inconvenience, damage, or loss resulting from such environmental factors. It is the responsibility of guests to take necessary precautions and safeguard themselves and their belongings against any adverse conditions arising from the environment.

Certain information is provided by property owners and Strata Managers and for that we accept no responsibility for its accuracy. Introduction
Reference to “Alloggio Management” in these terms and conditions is a reference to Alloggio Management Pty Ltd ACN 618 814 556.
Alloggio Management manages short term accommodation bookings at properties as agent on behalf of the owners or other persons in legal control of those properties (“the Property or Properties”)
These terms and conditions (the “Terms and Conditions”) together with our Privacy Policy govern the relationship between Alloggio Management and any individual who uses this website or utilises our accommodation services (other than the owners of the Properties), including but not limited to an individual who makes a booking at one of our Properties and each person named or travelling on that booking (each a “Guest” or “you”).
These “Terms and Conditions” refer to the following “trading names” and the properties they manage under these trading names, these “Terms and Conditions” supersede any other “Terms and Conditions” for these “Trading Name” – Holiday Mooloolaba.
** Please read these terms and conditions carefully as these conditions incorporate the basis on which bookings for Alloggio Management are accepted. Failure to abide by these Terms and Conditions permits the owner or the agent to refuse the key, amend the rental or apply additional charges and/or terminate the occupancy. **
PLEASE NOTE THAT ALL OUR PROPERTIES HAVE A STRICT NO PARTY/EVENTS, NO SCHOOL LEAVERS BOOKINGS AND NO SMOKING/VAPING POLICY.
How to Book / Quotes and Reservations
Bookings can be made over the internet at www.holidaymooloolaba.com.au or by calling our reservations call centre on (07) 5353 6040.
Reservations are subject to availability and actual pricing at the time of booking.
Verbal quotes are valid for 24 hours only. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the reservation.
Agency
Go Property Solutions PTY Ltd trading as Holiday Mooloolaba acts as the Agent of the Owner of the Property and only accepts reservations in that capacity in accordance with these Terms and Conditions. Holiday Mooloolaba is not responsible for any mis-description of the Property or changes made to the property which differ from representations (including the tariff payable).
Photographs on the Website are an accurate representation of the described property at the time the photographs were taken and are subject to change due to fair wear and tear, any updates and/or changes of furnishings and appliances. Neither Holiday Mooloolaba nor the owner of the Premises accepts responsibility for personal perceptions.
Booking Fee
All bookings are subject to a non-refundable booking fee of $50.00 which is paid with your booking deposit to secure the booking.
Deposit
All bookings require a deposit of 30% of the total value of your accommodation.
Payment of this deposit will indicate acceptance of these booking conditions.
After 24 hours your deposit is non-refundable in all circumstances.
Holiday Mooloolaba bears no responsibility for monies paid via an online travel agency or booking source until cleared funds are received in the trust account of Holiday Mooloolaba (Property Forum Pty Ltd).
Credit/Debit Card Surcharge
Up to 3.5% surcharge may apply to all credit card & debit card transactions and is accumulated into the final balance quotation. We do not accept Diners.
Final Payment
Standard Conditions are full payment must be received at least 30 days prior to check-in. Standard Conditions for bookings made inside 30 days prior to check-in, full payment is required immediately at time of booking via credit card or direct transfer into our trust account within 24 hours of making the booking. Prices listed include GST (where applicable). If deposit or final payment is not received by the due date, Holiday Mooloolaba reserves the right to cancel the booking. Confirmation and invoices are subject to re-issue if incorrect through error or omission and the guest accepts the liability to then pay the correct cost or to decline to retain the reservation.
Cancellation terms and charges
All accommodation bookings are made on a non-refundable rate plan.
If you cancel before 30 days prior to your arrival, loss of total deposit paid per room.
If you cancel within 30 days of your arrival date – it will be subject to a 100% cancellation fee.
Booking Amendment Policy
Bookings cannot be amended, shortened, or partially cancelled within 30 days of the check-in date. Any unused days will result in forfeiture of the paid balance.
Cancellation of Events and or Sports Programs
If a guest has booked accommodation with Holiday Mooloolaba to attend an event or sports program and the event is cancelled, rescheduled or delayed, Holiday Mooloolaba are not entitled to offer a refund and or any booking credit.
Holiday Mooloolaba are not affiliated or sponsored with/by any third party and all guest accommodation and balance will still be scheduled as per the usual booking process.
If a guest decides to cancel their booking the above cancelation terms will be followed.
Refund Policy
All accommodation bookings are confirmed under a non-refundable rate plan.
No-Shows and Cancellations Before or After Check-In: A 100% cancellation fee will apply in the event of a no-show or cancellation before or after the check-in date.
Early Departure: Should guests choose to terminate their stay after arrival due to dissatisfaction with any aspect of the accommodation, or should they need to leave for personal reasons, they acknowledge that the amount paid will be forfeited.
Refund Eligibility: If a valid reason for dissatisfaction is provided, any potential refund will be determined at the sole discretion of the Property Owner and the Holiday Mooloolaba manager.
This policy is designed to ensure clarity and transparency regarding booking and cancellation procedures.
Visitors and Guest Behaviour
The Property is located within a residential community where residents and landlords have a low tolerance for noise and disturbance. Guests must respect the peaceful nature of the location at all times. Excessive noise or disturbance is strictly prohibited, including (without limitation) loud conversation or gathering on balconies late at night.
Any breach of this clause may result in immediate cancellation of the booking and/or immediate eviction without refund of accommodation charges. The Guest remains liable for all additional costs arising from the breach, including (without limitation) charges for damage, extra cleaning, security attendance, call-out fees, fines, compensation, or other amounts payable to the Owner, manager, body corporate, neighbours, or any other third party.
Rates and Changes
Rates quoted on our website are in AUD currency and are subject to change at any time. If you wish to amend, extend, or change your travel dates you will be charged the rate as is on the day of amending for any additional dates not booked/added to your stay.
Rates are inclusive of GST where applicable. All Holiday Mooloolaba properties do not include transport from your home port to holiday destination and return, items of a personal nature, meals, transfers and existing or proposed taxes and government charges, unless otherwise indicated. The price of your holiday cannot be guaranteed until full payment is received.
House and Apartment Servicing
Holiday Mooloolaba properties do not include daily or weekly servicing.
If your stay exceeds 21 nights (3 weeks) you can request a mid-stay service (subject to availably) at the time of booking or when in house for an additional fee.
Complimentary consumables
All Holiday Mooloolaba properties supply a complimentary starter pack of soap, tea, coffee, sugar, dishwashing liquid, laundry powder & toilet paper, any additional supplies required will need to be purchased at your own expense.
Check-in and Pre-Authorisation
Standard check-in is 2pm on the arrival date.
Early check in may be requested from 12pm on your arrival date- subject to availability and cleaning schedules.
All bookings must be made by a person over 21 years of age.
Holiday Mooloolaba reserves the right for all the booked guests in certain circumstances, to present themselves and photo ID upon checking in.
Upon check-in and prior to receiving the keys to the property guests are required to pay a security deposit via authorisation of a visa or Mastercard ranging to the amount of $200.00 – $1,000 dependent on the property the guest has booked (subject to change). This covers any breakages or damage incurred during your stay and any cleaning charges for more than the normal level of cleaning. The pre-authorised amount is set aside by the guest’s credit card company for a period of up to 7 – 14 days. The pre-authorisation will affect your available funds balance or spending limit. For more information on this practice, we suggest the cardholder contact their card issuer. Once a pre-authorisation has been made, we cannot release, remove, or lower the authorised amount, until we process the final account on departure. This is a restriction placed on us by the bank and cannot be negotiated.
Late/Out Of Hours Arrival Procedure
Late Arrivals out of office hours are required to pick their keys up from the late arrival safe located at our office at, at The Wharf Mooloolaba, 123 Parkyn Parade. (instructions will be sent prior to your arrival).
All guests arriving afterhours require to pay the security deposit via phone/email, Holiday Mooloolaba will NOT leave your keys in the safe unless the deposit is secured.
Check out
Standard check-out and key return is 10am.
Late check out up to 11.00am must be requested the day before checking out and confirmed with reservations management – subject to availability and cleaning schedules.
Upon check out, keys are to be returned to the Holiday Mooloolaba office by 10am or late fees will be applied. The late check out fee will be debited from the credit card of the guest, and the guest hereby authorises Holiday Mooloolaba to do so.
Use of the Property
The Property is a residential dwelling. The Property is to be used strictly as a residential dwelling for residential purposes by the Guest(s) and the number of occupants nominated on the Guest Registration Form. The Property is not to be used for any other purpose or by any greater number of occupants approved at time of booking acceptance.
We do not accept the use of the Property for a function, a party, a wedding or other gathering they are –STRICTLY PROHIBITED.
If you use the Property for a function, a party, a wedding or other gathering, or there are more than the nominated number of occupants –
(a) your reservation of the Property will be terminated;
(b) the Guest(s) and other occupants of the Property will be removed from the Property;
(c) the Guest(s) agrees to pay an additional tariff of up to $2,000 (incl GST) and authorise Holiday Mooloolaba to debit that additional tariff to the credit card provided.
Excessive noise from voices, radios, TV’s, stereos, vehicles etc, at any time of the day/night within the property or grounds is not permitted. On receipt of a complaint, Holiday Mooloolaba will endeavour to call the guest(s) and request for excessive noise or anti-social behaviour to stop. Should Holiday Mooloolaba not be able to make contact, or the excessive noise or anti-social behaviour not stop, a security company or the Police will be engaged to investigate the complaint of excessive noise or anti-social behaviour. This will incur a call out charge of $250 payable by the Guest(s) which will be debited from your credit card. After one warning for excessive noise or anti-social behaviour (includes using inappropriate and foul language) or disturbance complaints by neighbours, the reservation will be terminated, Guest(s) will be evicted from the premises, and you agree that the tariff applicable to the balance of this reservation will be forfeited to the Owner of the Property. Furthermore, the deposit/preauthorisation will be forfeited also.
Quite time is between 10pm and 7am.
After 10:00pm no noise is to be audible outside the property. This is to ensure peaceful enjoyment of their properties by all neighbours. Complaints made after business hours will incur a $150.00 fee per call to the guests ($200.00 on Public Holidays).
Inspections
If Holiday Mooloolaba believes that these Terms and Conditions have been or are being breached, Holiday Mooloolaba may inspect the Property at any time during this reservation, upon demand and without notice. Holiday Mooloolaba may inspect the Property at all other times during this reservation upon 24 hours verbal notice. Failure to provide access to the Property may result in the termination of this reservation of the Property and removal of the Guest(s) and other occupants from the Property.
Inappropriate bookings or Schoolies Week
Holiday Mooloolaba reserves the right to refuse and or cancel any booking that it feels may be inappropriate, has underage occupants, or that falls across the period of Schoolies Weeks.
Additional Actions that may result in eviction
Holiday Mooloolaba, or its appointed security provider reserve the right to immediately evict any guest, visitor or member of the public for the following (but not limited to) reasons:-
Intoxication and/or unsavoury/lewd behaviour
Throwing objects off any balcony or Premises
Spitting or vomiting over the balconies
Wilful damage to the Premises or to surrounding property
Underage occupants
Schoolies or School Leavers of any sort
In-house Cancelations or Amendments to Reservations
In the unlikely event of a situation whereby the property is sold, withdrawn from the Holiday pool, or becomes unavailable for maintenance, or any other apparent reasons, and the booking is cancelled by the agent, Holiday Mooloolaba will try to relocate the guest to an alternative property or provide a full refund. If there is an increase in rate of the alternative property, this may be payable by the client, this will be at the discretion of the Holiday Mooloolaba Reservations Manager and Property Owner.
Accommodation facilities
Whilst care is taken to ensure that the description of facilities and services of the Holiday Mooloolaba property is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential for the passenger in choosing a particular property, it is advisable that the guest checks this with the Reservations Manager at time of booking. Holiday Mooloolaba cannot be held liable for omissions or errors, whether temporary or permanent of a property’s facilities and services. Property room photos may not be specific to actual room allocated. Photos are indicative only.
Maintenance and Out-of-Order Items
In the event that an appliance, amenity, or item requires maintenance or becomes out of order prior to a guest’s arrival, and will not be available during their stay, the Holiday Mooloolaba team will promptly notify the guest.
If any appliance, amenity, or item malfunctions after check-in, guests are required to inform Holiday Mooloolaba immediately so that necessary repairs can be arranged and functionality restored.
Please note that most maintenance and repairs are performed by third-party contractors, and the timeline for resolution will depend on their availability and the urgency of the issue.
While Holiday Mooloolaba understands the inconvenience caused by malfunctioning items, we ask that guests acknowledge that such issues can occur unexpectedly and outside of anyone’s control. We will make every effort to resolve the matter promptly.
Any decisions regarding compensation, refunds, or alternative accommodations due to out-of-order items will be at the discretion of the property manager and property owner.
Additional Safety Guidelines
For your safety, if there are one or more balconies on the Premises please ensure that you, your guests and your invitees ensure that a maximum of four (4) people are allowed on a balcony at any one time; Do not climb, sit on, push or use strong force against the railings; Avoid any behaviour which may cause damage to the Premises, the balcony or its safety features; Avoid any behaviour that may cause a person to injure another person, themselves or cause someone or something to fall from the balcony; Do not go out on the balcony if you are under the influence of alcohol or drugs; If children or persons of concern will be visiting or staying at the Premises, ensure that they are supervised at all times when using the balcony. At all other times, we highly recommend that you lock the door/s providing access to the balcony.
Pool Area
Glass or glass products are not permitted in the pool area. This condition is to be strictly observed. Please ensure that children and persons of concern are supervised in the pool area and when using the pool. There is no running, jumping, ‘bombing’ or any other form of dangerous play permitted within any pool area. Where times of pool use are not displayed the times are 7.00am to 9.30pm Monday to Sunday.
Prohibited Behaviour and Breach of Terms
The following actions are considered a breach of these Terms and may result in immediate eviction, removal from the premises, and/or reporting to appropriate authorities:
Physical or Verbal Abuse/Assault: Any physical or verbal abuse/assault directed towards our staff, other guests, residents, or members of the public on or around the premises is strictly prohibited.
Safety Threats: Any behaviour deemed a potential safety threat to others will not be tolerated. This includes, but is not limited to, violent or aggressive actions, or actions that could endanger the well-being of others.
Breach of Alcohol or Party Policy: Any breach of our alcohol or party policy, including unauthorized consumption of alcohol or disruptive party behavior, will be considered a breach of these Terms.
Security or Police Involvement: Any incident requiring our appointed security contractor or local police to attend will be considered a breach of these Terms and could result in eviction from the premises.
Special Requests
Whilst we attempt to satisfy all special requests, we are unable to provide a guarantee.
Maps and Images
Map images, if shown, are for general information and may not necessarily reflect actual routings, locations or services provided. Many of the destination shots featured on the website have been supplied by tourism authorities, including Mooloolaba Tourism.
Travel Insurance
We strongly recommend you purchase comprehensive travel insurance at time of booking. We suggest that the policy should include, but not be limited to, the following cover: Loss of deposit through cancellation; loss or damage to personal baggage and loss of money and medical expenses.
Lost Property
Any belongings /items that are left in the properties after a guests departure will be held for 30 days for Guests to collet, arrange their own courier to collect, or send Holiday Mooloolaba a pre-paid envelope/packaging for us to send the item(s) back to you. Holiday Mooloolaba do not take responsibility for loss or any personal items.
After 30 days of holding, the item(s) will be given to charity or disposed.
Any consumables or perishables left in properties are disposed of at time of cleaning.
Future Bookings
Reservations are not automatically placed year after year. Please make your next booking early to avoid disappointment. We do NOT reserve your dates of stay the following year for your booking. It is up to you to ensure you booking is complete for the following year. We do not keep your dates available for your stay and all booking dates are open to the public to book as they choose. A deposit is required to secure all future reservations.
Bookings are available on a 12 month in advance calendar unless otherwise approved by the property owner or property manager.
BBQ’s / Cleaning / Additional Cleaning Charges
Guests are required to leave the property in a reasonable condition upon departure. Failure to do so may result in an additional cleaning charge. The property manager at Holiday Mooloolaba will determine, at their discretion, what constitutes an unreasonable condition. The property should be left in a state similar to or the same as upon entry.
Dishes: All dishes must be washed and put away in the provided cupboards. Failure to do so will incur an additional charge for cleaning.
Rubbish: All rubbish and consumables must be removed from the property before departure. If left behind, an additional charge will apply.
BBQ: If the property includes a private BBQ, it must be cleaned prior to departure. Failure to clean the BBQ will result in an additional charge for cleaning.
Please note that any additional cleaning charges will be deducted from your security bond. By agreeing to these terms, you authorise us to apply these charges as necessary.
Damage to Common Property
Occupants of any Holiday Mooloolaba property are prohibited from marking, painting, discolouring, or driving nails, screws, or similar items into any part of the property, including common areas or individual houses/units. Guests must not damage or deface any structure, fixture, or feature that forms part of the property and must comply with all relevant Bi-Laws. Additionally, guests are responsible for ensuring that no damage occurs to any lawns, gardens, trees, shrubs, or plants located within or around the property.
Any damage to the property, whether to common areas or private spaces, will be subject to appropriate charges and penalties.
Loss of Keys and Lockouts
Damage or Loss of Keys will incur a replacement fee or possibly a charge for full replacement of the lock.
• Each Key – $50.00 per key
• Each Restricted Key – $200.00 per key
• Fob – $200.00 per fob
• Remote – $300.00 per remote
• Full Replacement of lock or re-keying of lock – $500.00 per lock (not including new keys) additional key charges to be applied as per above charges.
• Call Out Fee – $100.00 (if agent is called out after office hours to give access to misplaced or lost keys to gain access to the property).
Pets Policy
Pets are not permitted at any of our properties unless explicitly stated otherwise in the property description. In the event that a pet is found in a property that does not permit pets, the guest will be asked to vacate the property immediately, and a charge will be applied to the guest’s credit card for breach of this policy.
For guests with a guide or assistance dog, prior approval must be obtained before booking. Holiday Mooloolaba and the property owners reserve the right to decline such requests at their discretion.
For properties designated as pet-friendly, guests are required to clean up after their pets. Any additional cleaning or maintenance required due to pet-related issues will incur an additional charge. Pets are strictly prohibited from being on any furniture.
Renovations or noise from neighbouring properties
No responsibility will be taken for disturbances from properties being renovated, council works or any other disturbances either in the same complex or nearby.
Unaccompanied Minors
All clients under the age of 18 must be accompanied by a parent/guardian, Holiday Mooloolaba has the right to refuse any booking, when the legal guardian cannot provide current photo ID if requested on check-in.
Responsibility/Liability
Holiday Mooloolaba may sometimes include third-party products or services in special packages. As an agent for these products or services, Holiday Mooloolaba is not responsible for any failure by the service providers to fulfill travel arrangements, nor for any changes or errors made by them after they have accepted your booking. All coupons, vouchers, receipts, and tickets issued are subject to the terms and conditions set by those service providers.
Holiday Mooloolaba, including its employees and agents, is not liable for any injury, damage, or loss to people or property, regardless of how it occurs. We do not guarantee the accuracy of any information provided by our service providers regarding travel arrangements.

We are not liable for accidents, injuries, delays, property damage, or personal loss during your trip, whether related to accommodation, transportation, or other travel services. This includes incidents caused by circumstances beyond our control, such as acts of terrorism, natural disasters, vehicle defects, war, strikes, theft, delays, cancellations, civil unrest, government regulations, or changes in itinerary or schedule.
Please note that it is your responsibility to ensure you have all necessary travel documentation and to comply with the laws and regulations of the countries you are visiting.
Final/General
The premises are provided solely for holiday accommodation and must only be used for the duration specified on the booking receipt. The following activities are strictly prohibited unless otherwise stated in the property listing or approved in writing by the Agent:
Weddings, parties, school leaver events, or large gatherings.
Professional photo shoots or any commercial activities.
The number of guests occupying the premises must not exceed the number of individuals originally booked or the number of beds provided.
The use and parking of caravans, tents, boats, camper trailers, or similar vehicles are not permitted on or near the property, including adjacent vacant lots, footpaths, or reserves.
Failure to comply with these terms may result in the immediate eviction of all guests, without refund.
